Few feel that the landlords are the bad lot and few others feel that the tenants are the bad lot but like every story there are always two sides of every coin. It may be that when you were tenants your landlord was not all that good or not up to your expectations. It may be that they didn’t fix the bathroom tap at the right time and was not attentive about fixing the problems in the house. It also may be a fact that they frequented into your apartments without notice.

There are another lot which are the miserable tenants who horrify the landlords and leave them in the lurch. There are bad tenants who keep the place untidy and damage the house and do not pay the monthly rents in time on different excuses. There are few others who sublet the premises to other tenants.

Few suggest some tips to understand who are the bad tenants and few say that to avoid the bad tenants is not to let such bad tenants enter the property at all. Few others say that 95 percent of the tenants are good tenants who pays the rent in time and do not incur any loss to the landlord by damaging the property. This means that only 5 percent of the tenants are bad which come out for renting but they do not wear a badge saying they are “bad tenants”. 1.Go to visit the property of the tenant in their existing premises.

Visit the existing premises of the tenant and observe how they stay there. If you see that their quarters are unclean and shabby and dirty with things thrown around then be rest assured that they will treat your property in the same manner.
 

2.Check the credentials of the tenant through other landlords or look for a guarantor.

You can visit the existing residence of the tenant and find out through reference checks from other landlords about the whereabouts of the tenant in question. In addition a guarantor can be asked as a guarantee for the tenants.
3.Try to be intuitive: 

Listen to your gut feelings and try to assess them from within with your intuition. Few of the horrifying tenants are very pleasant from outside but can turn out to be wicked and if your gut feeling says contrary to what is being given to understand then it’s better that you listen to the gut feelings.
 
4.Do not accept any extra payment: 

Some tenants may offer you extra amounts which may be pleasing to you but it may be a camouflaged way of doing something wrong in your premises. Picking the right tenant can save a long and tedious process of eviction in future. One should be thorough in doing the reference checks and even seeing the bank statements if possible to know the financial standing of the tenant. The identity proof can also be checked by checking the passport or the PAN card or any other details.

One major mistake most of the landlords often commit is to make friends with the tenants and that puts the landlord in various problems including refraining from being assertive. This may also become an impediment in asking to increase the rent too.
